Our Brief:
Our client had a combination of cash and finance facilities lined up, he instructed Blue Alpine to look for an asset management opportunity where he could add value. We provided him with a short list of five properties that fit his investment requirements.
Our Property Deal:
Our Acquisitions team presented a short list of various properties to the client, he selected two of the five options. Our client chose to purchase a Freehold mixed-use vacant building in an affluent Surrey town with A3 use on the ground floor and a three bedroom flat above. Blue Alpine negotiated with the Seller’s agent and a quick exchange and completion occurred on the property.
The Benefit to Our Client:
By picking a desirable location, our client was able to break up the building and sell off the residential unit, through a private treaty sale, completing the sale four months after the purchase date. A tenant was found for the ground floor within 3 month and Blue Alpine then advised him on the sale of this investment with a London based auctioneer within 12 months of the completion date for a substantial profit.
