Our Brief:
Our client wanted to undertake refurbishment works for three Buy to Let leasehold flats located in Hertfordshire, in order to refinance the properties. The properties were all tenanted and the client wanted to minimise the disruption to the tenants.
Our Building Consultancy:
After surveying the property and discussing with the client, it was decided the refurbishment works would include external and internal works. The roof would need to be replaced along with gutters and fascia. For the internal parts, the plumbing and electrical wiring would be fixed where necessary and new bathroom and kitchens were to be installed for each flat. The walls and ceilings would be re-plastered and painted and along with new flooring installed throughout all flats.
Our Building Consultancy team undertook the development management, which consisted of tender process for selecting contractor, JCT contract, creating contract sum analysis (CSA) and conducting site visits to issue Valuation Cost Reports for each stage of the project. The refurbishment project was delivered according the agreed schedule and on budget.
The Benefit to Our Client:
Our client is now in the position to refinance the properties. Blue Alpine managed the entire process of refurbishment and delivered on time and to the agreed budget, whilst keeping the tenants happy and in situ, meaning the investor was able to retain the investment income during the refurbishment.
