Our Brief:
The property comprised of a ground floor retail shop with two residential flats spanning the first and second floors in Sunbury-on-Thames. Our client wanted to undertake refurbishment works on the two flats comprising the upper parts of the building in order to Let the units for rental income.
Our Building Consultancy:
Our Building Consultancy team undertook the development management, which consisted of tender process for selecting contractor, JCT contract, creating contract sum analysis (CSA) and conducting site visits to issue Valuation Cost Reports for each stage of the project. Due to additional works being added during the refurb works, both the CSA and JCT contract were amended and the project was delivered according the revised time period and on budget.
The Benefit to Our Client:
Blue Alpine swiftly conducted the refurbishment of the flats on time and within budget. Our client is now in the position to earn a better yield on the property, and has increased the asset value should he wish to sell.
